Historical Townships Offer Diverse Housing Near Philadelphia

Whitemarsh Township and Worcestor Township offer historical as well as new housing, parks, educational opportunities and easy access to Philadelphia, Pennsylvania and other east coast cities. "Whitemarsh Township is 300 years old and lies adjacent to Philadelphia," says Realtor Jacky Mitchell. "The township is a combination of mini-estates, farms, and beautiful housing neighborhoods. The housing market is comprised of historic colonials dating back to Revolutionary times, single family homes, and townhomes. Whitemarsh boasts 160 acres of open space, parks, and recreation areas." Mitchell says, "Transportation includes access to Rte. 309, the Pennsylvania Turnpike, Rte. 76 (to Philadelphia) via Rte 476 which also links Montgomery County to Rte. 95. Regional rail lines link all of the major East Coast Cities. Philadelphia"s Center City Business District is about 30 minutes away. Easy access to Philadelphia is one reason why homes are selling quickly in the area. "Here today and gone tomorrow!" says Mitchell of the market. "Homes remained on the market for about 23 days in May and early June 2003. The average sale price for the same time frame was $ 326,000, with a maximum sale price of $ 450,000. Close proximity to city amenities make this suburban area a great place to raise a family, while enjoying theater, parks, bike and walking trails, and shopping. This market has grown, and will enjoy continuous strong growth through summer and into the fall market. Low listing inventory (homes for sale on the market), and lower interest rates with great amenities have made this area into a hot market!" Worcestor Township "Worcestor Township was founded in 1733," says Mitchell. "Housing consists of new construction, existing homes, including small and large farms. This township has been growing by leaps and bounds. There have been many new housing developments started in this area of Montgomery County, PA. Plans for saving open space have become a priority to the Township. Worcestor is served by the award winning Methacton School District. Methacton boasts computer labs, a planetarium, intramural sports, and other award winning programs. Ursinus University is located approximately 15 minutes away in nearby Collegeville, PA. Transportation links include Rte. 363 and Rte.73, while Rte. 422 Expressway is within 10 minutes, linking the PA Turnpike, and Rte. 76 Expressway to Center City Philadelphia." Mitchell describes Worcestor. "It is a blend of the old and the new," she says. "It"s an up and coming housing market. Many sites for new construction exist, and many are in the pipeline. From May through early June 2003, the median sold price of housing was $429,900. The maximum sold price for the same time frame was $ 1,850,000. This is a definite change from the winter and early spring markets. Close proximity to major industrial and commercial areas makes this a great place to live.
